Dealing with mould damage insurance claims can be a stressful and challenging experience, particularly because most policies treat mould as a consequence of another peril rather than a peril in its own right. Whether the claim succeeds usually depends on whether the underlying cause, an escape of water, a roof leak, a flood, was a one-off event. A loss assessor presents the mould damage as the consequence of an insured peril and pushes for a settlement that covers full remediation, not just surface cleaning. N.J. Carroll & Associates have handled mould claims across Ireland since 1988.

How to Make A Mould Damage Claim

  1. Identify the trigger event. Mould rarely appears on its own. There is almost always an underlying water ingress, a leak, a flood, a chimney fire that left the property damp. Pin down the cause first.
  2. Photograph every affected area before anything is cleaned. Walls, ceilings, behind furniture, inside wardrobes, in the loft. Mould evidence has to be preserved as it appears.
  3. Have an air-quality and surface assessment carried out. A specialist mould-and-damp report identifies the species, the extent, and the moisture source. This is the foundational document for the claim.
  4. Engage a loss assessor before the loss adjuster visits. The loss adjuster works for the insurer. Mould claims are particularly contested and the insurer’s first instinct is usually to limit cover to the rooms where mould is visible.
  5. Tie the mould to the insured peril in writing. If the underlying cause was an escape of water from a burst pipe, that is the peril you are claiming under. The mould remediation is part of the consequential damage.
  6. Schedule the remediation works. Stripping affected plasterwork, treating timbers, replacing insulation, redecorating, deep-cleaning soft furnishings. Each line item evidenced.
  7. Address the moisture source as part of the works. Insurers will not pay for repeat remediation. Whatever was letting moisture in must be fixed before the reinstatement is signed off.
  8. Negotiate the settlement. Insurers commonly limit mould claims to surface cleaning and redecoration. We push for full remediation including replaced plasterwork, treated timbers, and replaced soft furnishings where contamination was significant.
  9. Confirm the warranty position. Some remediation contractors offer a year’s guarantee on their work. The settlement should account for that.
  10. Review the offer before signing. Mould claims are particularly easy to under-settle. A second pair of eyes catches gaps.

Remember, mould damage is rarely just a cosmetic problem. By the time it is visible on a wall surface, it is usually behind that surface as well. A claim that only addresses the visible mould leaves the policyholder facing a recurrence. Document thoroughly and remediate properly.

What is considered a mould damage insurance claim?

Mould damage cover is almost always derivative. Standard Irish home and landlord policies do not cover mould as a primary peril. Cover applies where the mould is the consequence of another insured peril, an escape of water, a flood, a roof leak, a fire that left the property damp during reinstatement. The claim is presented under that primary peril, with the mould remediation as part of the consequential loss.

Common Causes of Mould Damage Insurance Claims

  • Hidden water leaks that went undetected for weeks or months
  • Storm-driven rain entering through a damaged roof
  • Flood water sitting in a property before it could be dried out
  • Failed shower-tray seals saturating timber framing
  • Burst pipes causing prolonged dampness in cavity walls
  • Inadequate drying after a previous insurance reinstatement
  • Chimney leaks from failed flashing or pointing
  • Condensation building up after window or insulation upgrades changed the building’s behaviour

Does insurance cover mould damage?

The short answer: yes, when it follows from an insured peril. The longer answer is that insurers contest mould claims more aggressively than almost any other consequential loss, on three main grounds:

  • Gradually operating cause. If the underlying leak was slow and could have been spotted earlier, the insurer may argue the policyholder failed to mitigate.
  • Condensation rather than escape of water. Mould caused by condensation, poor ventilation, or behavioural factors is excluded under most policies.
  • Wear and tear. Long-standing damp in older properties is treated as a maintenance issue, not an insured peril.

The starting point on every contested mould claim is to evidence the trigger event with the mould-and-damp report. We commission these reports, work with the specialist contractors, and present the case to the insurer. We routinely overturn first-pass refusals where the underlying peril was clearly an insured event.

Frequently asked

Common mould damage claim questions

The insurer says mould is condensation, not insured damage. Where do I stand?

If you can tie the mould to a discrete water-ingress event (a leak, a flood, a roof failure) the cover should respond. Mould as the consequence of an insured peril is claimable; mould from condensation alone is excluded. The case turns on the trigger event.

Will my premium go up if I make a claim?

Some claims trigger a premium increase, some don't, and accidental-damage claims behave very differently from theft or subsidence claims. We'll advise on the wider implications BEFORE you decide to claim, not just push every loss through.

Is the loss adjuster the insurer sent on my side?

No. The loss adjuster works for the insurance company, their job is to validate the claim and contain its cost. Your loss assessor (us) works only for you, the policyholder. They are not the same role.

How much do you cost? When do I pay?

No win, no fee. Our fee is a percentage of the additional settlement we secure above the insurer's opening offer, agreed in writing up front. If we cannot improve on what the insurer would have paid you anyway, you owe nothing.

Can you visit me anywhere in Ireland?

Yes. Our office is in Dublin 6W and we serve every Irish county. Same-day site visits are routine for emergencies; standard non-emergency visits within 48 hours.

I've already made my claim and the insurer has offered me a settlement. Is it too late?

Not at all. We can step in at any stage of a claim, even after an offer has been made, and frequently improve the settlement. Don't accept the offer until you've spoken to us, signing accepts the figure as final.
