A claim on a let property is not the same as a claim on your own home. Tenant access, void periods, loss-of-rent cover, malicious-damage exclusions, RTB obligations, every detail affects the outcome. We negotiate on behalf of the landlord, with the tenant relationship in mind.
Tenanted-property claims. Settled fast. Rental income protected.
A claim on a let property is not the same as a claim on your own home. Tenant access, void periods, loss-of-rent cover, malicious-damage exclusions, RTB obligations, every detail affects the outcome. We negotiate on behalf of the landlord, with the tenant relationship in mind.
What's different about a tenanted-property claim
Every void week is rent you do not get back.
Most landlord policies include loss-of-rent cover, but few claims realise it in full. We make sure the indemnity period is calculated correctly and your rent is recovered while reinstatement work is happening.
Tenant access has to work for everyone.
Reinstatement work in a tenanted property is a coordination problem, contractors, RTB notice obligations, the tenant's working hours. We manage that alongside the claim itself.
Malicious damage is its own claim category.
Damage caused by a tenant or trespasser is treated differently from accidental damage in most policies. Get the categorisation wrong and the claim is denied. We get it right.

Most landlords leave money on the table by missing these.
Landlord and 'rented dwelling' policies have cover heads that domestic policies don't. We make sure every applicable section is claimed, especially loss of rent and malicious damage.
- Loss of rent during reinstatement
- Buildings reinstatement (full, not depreciated)
- Landlord contents (carpets, curtains, white goods)
- Malicious damage by tenant (where the policy permits)
- Trace and access for hidden leaks
- Legal expenses cover where available
- Alternative accommodation for displaced tenants
"They handled everything between the insurer and the tenant. We had loss of rent paid on time and the works were done while the tenant was still in. Three of our four properties have used N.J. Carroll since."Fionnuala D. Landlord, 4-property portfolio, Dublin

Common landlords & letting agents questions
My tenant caused the damage. Is that even claimable?
It depends on the policy. Most landlord policies include some form of malicious-damage cover, but accidental tenant damage is often excluded. We read the policy first and tell you which head of cover applies before any conversation with the insurer.
How is loss of rent calculated?
Usually as the period the property is uninhabitable, multiplied by the contractual rent, capped at the policy's indemnity period (often 12 to 36 months). We make sure the calculation matches the contract and the property's actual let value, not just the historical rent on file.
Can you handle a claim on a multi-unit property?
Yes. Apartment buildings, HMOs, mixed-use blocks, we can handle them whether you own the whole building or hold a single leasehold interest. We coordinate with management companies where relevant.
My letting agent is dealing with the claim. Should I take over?
Letting agents are property managers, not claims specialists. They are not paid to negotiate insurance settlements. We routinely work alongside the agent, taking the insurance side off their plate while they continue to manage the tenancy.
What if the tenant won't allow access for the works?
We help draft and serve the appropriate access notice and coordinate work timing with the tenant's schedule wherever possible. Refusal to permit reasonable access has implications under residential tenancy law that we can advise on.
