Dealing with a hidden water leak insurance claim can be a stressful and challenging experience because, by the time the leak is discovered, the property has often been wet for weeks or months. Sub-floor damage, joist rot, hidden mould, and a meter reading that does not add up. A loss assessor documents the discovery, ties the loss to the right peril, and pushes for a full reinstatement settlement. N.J. Carroll & Associates have handled hidden leak claims across Ireland since 1988.
How to Make A Hidden Water Leak Claim
Confirm the symptom. A continuously running meter, a damp patch in an unexpected place, an unexplained drop in mains pressure, mould appearing on a wall with no visible source.
Take a meter reading and a photograph of it. The reading itself is evidence of unaccounted-for water flow.
Do not lift floors or open walls before notifying the insurer. Trace and access cover may be voided if the work is not authorised.
Notify the insurer in writing without undue delay. Quote the policy number and describe the symptoms.
Engage a loss assessor. The loss adjuster wants to limit the scope of investigation. We push for the methodology that will actually find the leak.
Use non-destructive leak detection where possible. Thermal imaging or acoustic detection reduce the reinstatement cost; the insurer must approve them.
Document the leak when found and the damage already caused.
Prepare two schedules. Trace and access (finding the leak) is one head of cover; escape of water (reinstating the damage) is another. Both must be claimed.
Address structural drying before reinstatement. Moisture readings before plasterwork goes back, before the floor is re-laid.
Negotiate the full settlement and review before signing.
Remember, hidden leaks are claimable specifically because they were hidden. The insurer’s first move is often to argue the policyholder should have spotted the leak earlier. Document the discovery sequence and the inaccessibility of the leak source.
What is considered a hidden water leak insurance claim?
A hidden water leak claim sits at the intersection of two parts of a standard home or commercial policy: the trace and access cover (which pays to find the leak) and the escape of water peril (which pays to repair the damage caused). A leak qualifies as “hidden” where it could not have been reasonably discovered earlier, typically because the pipework runs under solid floors, behind walls, or above ceilings.
Common Causes of Hidden Water Leak Claims
Pinhole leaks in copper piping under solid floors
Failed compression fittings inside walls or above ceilings
Slow drips from radiator valves or joints embedded in joists
Underfloor heating circuit failures
Hidden joints on the mains supply pipe between meter and house
Failures at boiler condensate connections concealed behind kitchen units
Shower-tray seal failures saturating timber framing for months
Slow leaks from buried hot-water flow and return circuits
Does insurance cover hidden water leaks?
Most Irish home and commercial policies cover hidden water leaks under the trace and access section combined with the escape of water peril, provided the cause is sudden in nature even if the discovery was delayed. Common refusal grounds:
Gradually operating cause. Insurers argue a long-running leak is not a sudden event. We counter with the discovery sequence and the practical inaccessibility.
Trace and access limit reached. Investigation costs can exceed the policy’s trace and access cap.
Mains supply pipe exclusion. Some policies exclude leaks on the supply pipe between the boundary and the property; others cover them under a separate section.
Failure to mitigate. If the policyholder ignored visible signs (rising bills, damp patches) for months, the insurer may reduce the settlement.
None are automatic refusals. The trace and access cover exists for precisely this scenario.

Frequently asked
Common hidden water leak claim questions
We only spotted the leak when the floor started lifting. Has too much time passed for a claim?
Not necessarily. Hidden leak cover is specifically designed for leaks that could not have been reasonably discovered earlier. We document the discovery sequence and the inaccessibility of the leak to keep the claim live.
Will my premium go up if I make a claim?
Some claims trigger a premium increase, some don't, and accidental-damage claims behave very differently from theft or subsidence claims. We'll advise on the wider implications BEFORE you decide to claim, not just push every loss through.
Is the loss adjuster the insurer sent on my side?
No. The loss adjuster works for the insurance company, their job is to validate the claim and contain its cost. Your loss assessor (us) works only for you, the policyholder. They are not the same role.
How much do you cost? When do I pay?
No win, no fee. Our fee is a percentage of the additional settlement we secure above the insurer's opening offer, agreed in writing up front. If we cannot improve on what the insurer would have paid you anyway, you owe nothing.
Can you visit me anywhere in Ireland?
Yes. Our office is in Dublin 6W and we serve every Irish county. Same-day site visits are routine for emergencies; standard non-emergency visits within 48 hours.
I've already made my claim and the insurer has offered me a settlement. Is it too late?
Not at all. We can step in at any stage of a claim, even after an offer has been made, and frequently improve the settlement. Don't accept the offer until you've spoken to us, signing accepts the figure as final.
