Frozen Pipe Insurance Claims, N.J. Carroll & Associates

Dealing with a frozen pipe insurance claim can be a stressful and challenging experience, particularly when the pipe has burst on thawing and a property is unliveable in the middle of an Irish winter. A loss assessor moves quickly: emergency response, alternative accommodation arranged, claim documented, settlement secured. N.J. Carroll & Associates have handled cold-snap claims across Ireland since 1988.

How to Make A Frozen Pipe Claim

  1. Turn off the mains water supply at the stopcock. Stop the secondary damage before anything else.
  2. Drain the system at the lowest tap. Reduces ongoing pressure on damaged sections.
  3. Photograph everything before clean-up begins. The burst point, the water trail, the affected rooms, the contents damage.
  4. Engage emergency mitigation. Plumber to make safe, water-extraction contractor to begin drying. Keep every receipt.
  5. Notify the insurer in writing without undue delay. Burst-pipe claims spike during cold snaps; insurers process them faster when documentation arrives early.
  6. Engage a loss assessor before the loss adjuster visits. The loss adjuster works for the insurer. We attend the property, document the loss forensically, and prepare the claim.
  7. Arrange alternative accommodation cover where applicable. Most policies cover this when the property is uninhabitable; the insurer must authorise it but we negotiate the rate.
  8. Document the contents loss room by room. Each item with replacement cost, age, and condition.
  9. Prepare a Bill of Quantities for the reinstatement. Drying, replastering, redecoration, replacement carpets, kitchen units if affected.
  10. Negotiate the settlement and review before signing.

Remember, frozen pipe claims have a heating-clause trap. Most policies require the heating to be left on or the system drained when the property is vacant in winter. Read your policy before answering any insurer questions about heating.

What is considered a frozen pipe insurance claim?

A frozen pipe claim falls under the burst pipe or escape of water peril of a standard home or commercial policy. Cover applies where the freezing and bursting occurs as a sudden event, typically following a hard frost. Damage spans buildings (sub-floor, joists, plasterwork), contents (carpets, furniture, electronics), and often alternative accommodation.

Common Causes of Frozen Pipe Insurance Claims

  • Copper pipes in unheated attics splitting during sustained sub-zero nights
  • Exposed pipes in garages, outhouses, or porches
  • Poorly insulated pipes in exterior walls
  • Pipes where the heating was off during a holiday or vacancy
  • Water tanks in attics that froze before bursting
  • External taps or garden irrigation that fed back into the house
  • Boiler condensate pipes that froze and forced backup pressure

Does insurance cover frozen pipes?

Most Irish home and commercial policies cover damage from frozen and burst pipes under the burst pipe or escape of water peril. The two areas insurers commonly contest:

  • Heating clause. If the property was vacant for more than the policy’s threshold (often 30 days) and heating was off, the insurer may decline. Where the freeze occurred during occupied conditions or within the threshold, cover applies.
  • Lack of insulation. Some policies require basic insulation on attic and exterior pipework. Disputes here are evidence-driven.
  • Gradually operating cause. A pipe that has been weeping for months before bursting can be challenged.

Frequently asked

Common frozen pipe claim questions

We had the heating off when we were away. Does that void our claim?

It depends on the policy. Most home policies require heating to be left on or the system drained when the property is vacant in winter, beyond a threshold (often 30 days). Within the threshold, cover usually still applies. We read the policy first.

Will my premium go up if I make a claim?

Some claims trigger a premium increase, some don't, and accidental-damage claims behave very differently from theft or subsidence claims. We'll advise on the wider implications BEFORE you decide to claim, not just push every loss through.

Is the loss adjuster the insurer sent on my side?

No. The loss adjuster works for the insurance company, their job is to validate the claim and contain its cost. Your loss assessor (us) works only for you, the policyholder. They are not the same role.

How much do you cost? When do I pay?

No win, no fee. Our fee is a percentage of the additional settlement we secure above the insurer's opening offer, agreed in writing up front. If we cannot improve on what the insurer would have paid you anyway, you owe nothing.

Can you visit me anywhere in Ireland?

Yes. Our office is in Dublin 6W and we serve every Irish county. Same-day site visits are routine for emergencies; standard non-emergency visits within 48 hours.

I've already made my claim and the insurer has offered me a settlement. Is it too late?

Not at all. We can step in at any stage of a claim, even after an offer has been made, and frequently improve the settlement. Don't accept the offer until you've spoken to us, signing accepts the figure as final.
