Dealing with short-term let insurance claims can be a stressful and challenging experience, particularly because most standard home and landlord policies do not cover short-term lets, and many short-term-let owners are unaware of the gap until something goes wrong. A loss assessor reads the policy first, identifies whether the short-term-let activity was covered, and presents the claim under whichever sections of cover apply. N.J. Carroll & Associates have handled short-term-let claims across Ireland since 1988.
How to Make A Short-Term Let Insurance Claim
Photograph and document the damage immediately. Wide shots, close-ups, the inventory before and after.
Establish the timeline. When the guest checked in, when the damage was discovered, when the property is next booked.
Check the platform’s host protection cover. Airbnb’s AirCover, Booking.com’s host insurance, etc. These pay separately to your own insurance and should be claimed first or in parallel.
Read your own policy carefully. Many home and landlord policies exclude short-term lets entirely. Where cover applies, it is often via a specific endorsement.
Notify your insurer in writing without undue delay.
Engage a loss assessor. Short-term-let claims sit at the intersection of platform protection, your own policy, and sometimes the guest’s travel insurance. The loss adjuster for one will not coordinate with the other.
Document the loss of bookings during reinstatement. Future cancelled bookings and the rate per night.
Prepare the reinstatement schedule.
Negotiate settlements with each party.
Reconcile so you are not double-recovering.
Remember, short-term let cover is the most-misunderstood section of Irish residential insurance. The first call after a loss is to confirm what is actually covered.
What is considered a short-term let insurance claim?
A short-term let claim relates to damage or loss arising from a property that is let on a short-term basis, typically through a platform such as Airbnb, Booking.com, or directly. The claim may engage your own insurance, the platform’s host-protection cover, the guest’s travel insurance, or a combination.
Common short-term let claim scenarios
Guest damage to walls, floors, fittings, or contents
Theft of items by guests
Water damage from misuse of plumbing
Fire damage from cooking, candles, or heating misuse
Excessive cleaning or contamination requiring specialist treatment
Damage during a party or unauthorised gathering
Loss of bookings during reinstatement
Does insurance cover short-term lets?
It depends on the policy:
Standard home insurance. Almost always excludes paying guests.
Standard landlord policy. Usually requires a long-term tenancy and excludes short-term lets.
Specialist short-term let cover. A growing market in Ireland, must be in force at the time of loss.
Platform host protection. Provides specific cover for guest-caused damage and loss, with its own conditions and exclusions.

Frequently asked
Common short-term let / airbnb claim questions
Does my standard home insurance cover damage caused by Airbnb guests?
Almost never. Standard home and landlord policies exclude paying guests. Cover usually requires either specialist short-term-let insurance or the platform's own host-protection programme (Airbnb's AirCover, etc.). We work both where available.
Will my premium go up if I make a claim?
Some claims trigger a premium increase, some don't, and accidental-damage claims behave very differently from theft or subsidence claims. We'll advise on the wider implications BEFORE you decide to claim, not just push every loss through.
Is the loss adjuster the insurer sent on my side?
No. The loss adjuster works for the insurance company, their job is to validate the claim and contain its cost. Your loss assessor (us) works only for you, the policyholder. They are not the same role.
How much do you cost? When do I pay?
No win, no fee. Our fee is a percentage of the additional settlement we secure above the insurer's opening offer, agreed in writing up front. If we cannot improve on what the insurer would have paid you anyway, you owe nothing.
Can you visit me anywhere in Ireland?
Yes. Our office is in Dublin 6W and we serve every Irish county. Same-day site visits are routine for emergencies; standard non-emergency visits within 48 hours.
I've already made my claim and the insurer has offered me a settlement. Is it too late?
Not at all. We can step in at any stage of a claim, even after an offer has been made, and frequently improve the settlement. Don't accept the offer until you've spoken to us, signing accepts the figure as final.
